  • What is included in the monthly management?

    For a monthly management fee, D&M Realty and Management performs the following duties:

    • Monthly Rent Collection

    • If Applicable, Utility Bill Collection

    • Payments of bills related to the property (HOA Fees, Mortgage, Insurance, Utility, Repairs, Property Tax, Etc.)

    • Serving Notices related to the management of the property *This does not include notices relating to the sale of the property if you hire an outside brokerage to handle the sale

    • Management of any maintenance issues related to your tenant’s occupancy of the property. *This does not include making the property ready for the sale if you hire an outside brokerage to handle the sale of the property

    • Management company is on-call 24/7 for tenant maintenance emergencies

    • Rents deposited directly into your bank account every month

    • Monthly and year end statements provided online, in your owner portal

    • Vendor Supervision, we will gladly supervise our trusted vendors due to our long-standing relationships with them and proven quality of work. *Owners can use their own vendors, but we will not be responsible for communication, supervision, ensuring completion, or payments.

    • We collect no management Fees while your home is vacant

    • Help with problem tenants – we can manage every aspect of the eviction process (attorney fees not included)

    • We can gather quotes for remodels, mold remediation, roofing, etc. *Our management of large construction projects will incur a project management fee

    • Annual Inspections


  • What is NOT included in property management?

    The following items are not included in our property management agreement:

    • Property maintenance fees
    • Tenant placement or leasing fees
    • Excessive visits to the property
    • Multiple inspections of the property within one calendar year
    • Trips to the property to file police reports or meet insurance adjusters
    • Trips to court to handle litigation with tenants
    • Filing Insurance Claims
    • Filing Home Warranty Claims
    • Submitting architectural reports to HOA's or attending HOA Meetings
  • Does D&M Realty and Management collect rent, pay bills, and send owner draws by ACH?

    Yes, D&M Realty and Management accepts rent payments via ACH, credit, or debit card through the tenant portal. Additionally, we accept checks and cashier's checks that are mailed to or dropped off at our office. 


    Owner distributions are made through ACH, minus property management fees and any other expenses related to the property.

  • How long has D&M Realty and Management been in business?

    Established in 2011, D&M Realty and Management is a boutique management company owned and operated by Angie Durbin, a USN veteran. Specializing in full-service property management, we focus on leasing and managing single-family and multi-family properties. Our clientele consists of individuals, private investors, and commercial entities located within San Diego County. At D&M, we are committed to building transparent and profitable relationships with each of our valued owners, providing exceptional care and expertise in all our services.

  • Do you mark up maintenance?

    No. D&M Realty and Management do not offer a in-house maintenance department, we work exclusively with outside vendors and repair work is not marked up. Often, D&M receives discounted pricing which we are happy to pass on to our owners.

  • What type of reports are available in my owner portal?

    Your owner portal will offer the following reports:

    • Owners Statements
    • Tax Forms
    • Cash Flow 
    • Delinquency
    • Income Statement
    • Lease Expiration Detail
    • Rent Roll
  • Are there fees when the property has no tenants?

    D&M Realty and Management does not impose a management fee for single-family homes while the property is unoccupied.

  • Do you manage properties for owners who live outside of California?

    Indeed, our portfolio includes numerous owners who are active duty military personnel that are deployed or stationed abroad. A considerable number of our clients are owners residing out of state. Through our online owner portal, landlords can manage their properties remotely by directly interacting with their property manager, obtaining reports, and monitoring property activities and notes via our secure online/cloud-based platform.


  • What types of properties do you manage?

    D&M specializes in the management of both single-family and multi-family residential properties, encompassing those with fewer than 20 units, condominiums, townhomes, single houses, duplexes to fourplexes, and larger apartment complexes.

  • What areas of San Diego do you cover?

    D&M Realty and Management serves the entire San Diego County, encompassing South Bay, North County, and the eastern regions including Lakeside and El Cajon.
