Property Management Services

Your home is our priority. D&M Realty and Management focuses on delivering the best possible experience for home owners and tenants. We offer full service property management through diligent and professional care for your home. We operate with integrity and genuinely want to work with owners who want to work with us. If you are unhappy with our services for any reason, we require a 30 day written notice and we part ways, no hidden fees of any sort.

We offer a simple, competitive pricing model:

$150 per month flat rate management fee for rentals with a rental rate below $2500.00 and $200.00 per month flat fee for rentals with a rental rate above $2500.00. 50% of first month’s rent as leasing fee ($750 minimum). $500.00 Lease Renewal Fee (Payable every other year) Full service property management includes:

  • Monthly rent collection
  • Serving of tenant notices related to the management of the property. This does not include notices related to the sale of the property if you hire an outside brokerage to handle the sale of the property.
  • Management of any maintenance issues related to your tenants occupancy of the home. This does not include making the property ready for sale if you hire an outside brokerage to handle the sale of the property.
  • 24/7 on-call property manager for tenant maintenance emergencies only
  • Payment of property bills (HOAs, Mortgages, Insurance, etc.)
  • Rents deposited directly into your account every month
  • Monthly and year end statements provided online
  • Vendor Supervision, We will gladly supervise our trusted vendors due to our long standing relationship with them and proven quality of work. Owners can use their own vendors but will be responsible for communication, supervision, payment and completion of projects.
  • We will help you get your home rental ready for a small fee
  • Collect no management fees until your home is rented
  • Help you with problem tenants – we can manage every aspect of the eviction process. (Attorney fees not included)
  • Get quotes for remodels, mold remediation, roofing, etc.
  • Annual Inspections.

Our leasing fees include:

  • Leasing Agents are Real Estate Brokers, licensed by the Department of Real Estate
  • Establish rental rate by analyzing market conditions and comps in the area
  • Market the property aggressively until it is rented
  • Rekey locks if the home was previously occupied by a tenant
  • Schedule vendors for the following, if necessary:

- Paint – Touch up or full coverage
- Carpet cleaning or replacement of carpet or other flooring
- Necessary repairs
- Janitorial (Make Ready Cleaning)
- Landscaping

  • Tour rental with prospective renter
  • Secure doors and windows after showings
  • Process applications by running credit, criminal, and background checks
  • Email application packets to owners and request approval or denial based solely on income, credit score, debt-to-income ratio, prior evictions, and   compliance with California Fair Housing Laws
  • Upon approval from owner:
    - Draft and execute leases with tenants
    - Collect the first month’s rent and security deposit
    - Request copies of renters insurance
    - Instruct tenants to place applicable utilities in their name prior to the move-in date
    - If applicable, provide the tenant with the owner-provided CC&Rs/Rules and Regulations if the home is governed by an HOA.
    - If applicable, submit the Tenant Registration form to the HOA
  • Document the condition of the property at the time of move-in with extensive photos
  • Provide the Move-In Inspection to the owner
